Property Description

FREE WiFi. (Outdoor Dog Friendly) This Large brick family home is situated in the beautiful suburb of Swansea, on a quiet suburban street but is still close to everything you will need. There is plenty of offstreet parking and room for your boat making it a perfect place if you want to come away for a fishing weekend or just a family getaway. There is a boat ramp less then 2 kms from the house.


The lake is less than a 200m walk away and the property is less than a 5-minute walk to the shopping centre which has a Coles, Woolworths, Dan Murphys and many more.


Anglers Abode has ducted air conditioning and is tastefully decorated, featuring a large Flat screen TV, DVD player upstairs in the lounge room. This room leads on to an undercover deck where you can relax and have meals outside or cook on the gas BBQ. The dining table seats 6 with 2 additional stools at the breakfast bar, plus plenty of seating for all in the lounge area.


The property has the kitchen leading off from the dining area. The fully equipped spacious kitchen has a full-size fridge, cooking range and a microwave oven.


Sleeping up to 10 people, the main bedroom in this home has a queen size bed with a mirrored robe and ensuite. The second bedroom also has a queen bed and is situated on the top level of the home. The main bath has a shower, bath and separate toilet.


The 3rd bedroom upstairs has two single beds.


The fourth bedroom is located downstairs with a tribunk (double on bottom, single on top) and another single bed. This room has a mirrored built in wardrobe, the room next door to this has a lounge, smart TV and is perfect for a second living area. There is also a 3rd bathroom downstairs and a fully equipped laundry with washing and drying facilities.


The outside area is great for kids to play, as there is a grassed area at the back of the home, and the front can be blocked off via use of the manual gates if required. The home is also pet friendly.

To ensure our properties are treated fairly, guests are required to agree to abide by our House Rules by electronically signing our Registration Form regarding a Security Bond prior to arrival. The Security Bond for this property is: 500.00 AUD($) .

CANCELLATIONS

We understand that sometimes things happen that are beyond your control where you may need to cancel your reservation with us and, whilst we will endeavour to work towards a solution that is satisfactory for both yourself and our property owner, we have strict Seasonal Cancellation Deadlines which are applicable. We, therefore, recommend that you take out Travel Insurance to cover unexpected illness, accidents, weather events, natural disasters or other unforeseen circumstances.

Our Refund Policy -

Non-peak periods

Cancellations made within 24 hours of booking- Cancellation fee of $75.00 applies to cover our bank & merchant fees.

Cancellations made 4 or more weeks before the arrival date- Cancellation fee of $75.00 applies to cover our bank & merchant fees.

Cancellations made 4 weeks or less before the arrival date– Cancellation fee of the full deposit applies unless the property is re-booked for the full period of the booking. If the property is re-booked, the deposit, less a $75 cancellation fee, will be refunded.

The booking and deposit may be moved to other dates, provided it is for the same or more number of nights and for the same property, without charge (The tariff may change, subject to the time of the year and number of guests).

Peak periods

Public holidays including Long Weekends, NSW School Holidays, Easter, Christmas, the State SLS Championships and Special Events.

Cancellations made 12 weeks or more before the arrival date– Full deposit unless the property is rebooked. If the property is re-booked a $200 cancellation fee then applies.

Cancellations made 12 weeks or less before the arrival date– full deposit unless the property is rebooked for the full period of the booking for at least the same tariff. If the property is re-booked a $200 cancellation fee then applies.

Cancellations made 4 weeks or less before the arrival date – Cancellation fee of the full amount.

Part cancellations will not be accepted and the final payment is payable 6 weeks prior to arrival.

All reservations are made in good faith by us but may be subject to changes in circumstances that are beyond our control. Every reasonable effort will be made to offer alternative accommodation should this occur.

COVID-19 pandemic

We understand that circumstances can change rapidly. We will also issue a similar refund for the total nights not stayed if the Government brings in new restrictions that reduces the length of a current stay.

Cancellations will not be accepted based on travel warnings or advice only.

Please also note that, in circumstances that cancellation requests caused by restrictions applied to other events or businesses other than accommodation (sporting and social events, etc) occur, we may require proof that these restrictions are the reason for the cancellation request (i.e, copies of tickets or invitations with event date).

 

Please note that we cannot accept Bank Transfer payments for new reservations or final payments made within 6 days of arrival.

* Reservations made via third party on-line travel sites such as Airbnb, Booking.com, Stayz, etc., may incur cost recovery charges for booking fees and commissions charged by these sites. This is outside of Lakeshores' control.
